If you own an apartment in SoHo, TriBeCa or the Village, 2026 has been a year worth watching. Here is what sold, and what the national numbers say about downtown Manhattan.
Downtown still ranks nationally
Every year PropertyShark ranks the 100 most expensive ZIP codes in the United States by the median price of closed home sales. This year's report, published on 13 October 2026, looked at sales from 1 January to 30 September 2026.
Only three New York City ZIP codes made the list, and all three are in downtown Manhattan:
- 10013, TriBeCa: number 26 in the country, with a median sale of $3,850,000.
- 10007, around City Hall and the edge of the Financial District: number 32, with a median of $3,515,000.
- 10012, SoHo, NoHo and the south Village: number 79, with a median of $2,430,000.
Before the pandemic, the city placed as many as ten ZIP codes on this list, and 10013 was once in the top ten. Fewer city ZIP codes rank today, but downtown is still where Manhattan's highest medians are.
What sold downtown in September
The biggest recorded home sale in Manhattan in September 2026 was downtown. The penthouse at 42 Crosby Street in SoHo, with four bedrooms, five baths and 5,852 square feet, recorded at $28.25 million on 8 September, about $4,827 a square foot.
A few blocks west, a home at 150 West 12th Street, in The Greenwich Lane, recorded at $18.85 million on 4 September, about $4,482 a square foot.
These are the headline sales. They matter because they set the ceiling buyers see when they compare homes in the area.
What makes downtown homes sell
The homes I see sell well downtown share a few things:
- Light and outdoor space. A terrace, a high floor or big windows on a quiet street often decide a buyer.
- Loft character done well. High ceilings and open plans sell, but buyers want updated kitchens and baths to go with them.
- Honest pricing against the building. Buyers downtown compare carefully. A price that ignores the last sale in the building sits.
The rest of the market matters too
Most downtown sales are not $20 million homes. Across Manhattan, the median recorded sale in the third quarter of 2026 was $1.30 million, up 6.7% on a year ago. The busiest band was $1 million to $3 million, with 1,407 recorded sales over the quarter. I wrote more about that in my November market update.
What this means for you
If you own in 10013, 10007 or 10012, your neighbourhood is still one of the most valued in the country. That is a strong place to sell from. The question is what your own apartment would bring, and the answer is in your building's sales, not the ranking.
